The City of Bunbury’s intention is to seek Expressions of Interest for the property for either sale or lease to a proponent who has the capability to develop/activate the land for a suitable form (or forms) of development.

This property is situated along the popular ‘Bunbury Back Beach’ with potential views over the Indian Ocean and nothing more than a landscaped and well-maintained road separating this property from the beach.

• The property is in close proximity to the Bunbury Wildlife Park, schools and local amenities and provides for those seeking an ocean side lifestyle and/or experience.

• The property is currently two vacant lots with three street frontages and a northern boundary defined by a drainage reserve (Five Mile Brook). The landholding is predominantly set over two tiers.

• Prospective proponents should be aware that:

o portions of both lots are subject to geotechnical constraints; and,

o both lots are currently zoned ‘Tourism’ under the City’s Local Planning Scheme No 8 and are subject to a range of restrictions and conditions. Notwithstanding, Council may consider alternative proposals for the land including rezoning to facilitate alternative development.

The City’s desired outcomes (to be confirmed by Council) are outlined below:

• The City is keen to see the land activated within the near future and timeframes to complete development will be an important consideration in Council’s ultimate decision. A proponent should identify anticipated project timeframes to assist the City in determining when the various economic impacts associated with any proposed development are likely to be realised.

• The City is seeking to identify the financial return it would receive for either the sale or lease of the Punchbowl Site. This is to be defined by any proponent and should include the ongoing rateable return to the City.

• In addition to the anticipated returns associated with sale or lease of the land, a proponent should quantify projected economic benefits to the City (e.g. employment generation) associated with development proposals.

• The City expects to achieve the highest and best use of the land.
